BUYER INFORMATION

 

Every buyer of real estate should have competent professional representation(Your friend’s brother’s boss’s ex-wife who just passed her test doesn’t count). There are too many details of a purchase transaction that could lead to major problems in the future costing you thousands of dollars. It's not worth the risk working with an agent who doesn’t know what their doing. I will do the following things to help you avoid any problems with the purchase of real estate.

1.     Help you find a good loan officer and make sure you get the best interest rate with low closing costs. On a $200,000 house I have saved people over $3,000 by having no origination and junk fees tied to the loan. Many buyers wouldn’t know the difference.

2.     Help you locate and show properties that fit into your search criteria. I personally check all available listings daily for my clients so that nothing slips through the cracks.

3.     Set up a personal client listing website that will allow you to save a portfolio of potential houses and track their availability while adding notes so you remember details of each property. This system will notify you of new listings the first hour they hit the market.

4.     Research the house you want to buy for area sales, last market sale, current owner’s mortgage and comp reports for other similar properties in the surrounding areas.

5.     Negotiate a purchase contract with the seller’s that protects you legally and gives you the best terms available by using expert negotiating techniques. I averaged 94% of list price for my buyers in 2009 (99% for sellers)

6.     Coordinate all property inspections to insure you aren’t buying a lemon. I always recommend a complete home inspection, radon test and termite inspection. I also recommend chimney, structural and mold inspections if the home inspector indicates possible problems. This thorough process could save you thousands of dollars in the future.

7.     Negotiate a request to remedy for repairs to the property. Once we find problems during the inspections, we will ask the seller to repair items we feel are a problem.

8.     Coordinate with Title Insurance Companies and the County to insure there are no outstanding debts or liens against the property.

9.     Make all last minute checks of the HUD-1 Settlement Statement and prepare you for closing.

10. Follow up with you post closing to help with any question you might have about taxes, home warranty, gas line warranty or any other issues.
