If you would like to invest in real estate:
 
  • I specialize in finding my clients great deals around Columbus on properties that are distressed. They are part of estate sales, divorces, relocations, foreclosures, bank repo or HUD owned. Some of these properties don't show up on a normal Internet search so the common buyer or agent doesn't have access. My clients use me to find equity property to add to their portfolio. An equity property will realize between 10 and 40 percent on resale or value. For example, I found a house that was under priced at $58,000. We put in $8000 in total expenses, and it was appraised at $86,000. We purchased this house 33% under market value and had a few options. We could sell it for $86,000 or rent it for $900 a month. The mortgage was only $550 so it was a winner either way. We ended up selling it for $86,000 and closed before we owed a mortgage payment! (Profit after selling costs of $17,000) I have more examples like this and can show you all the HUD closing statements and paperwork to prove the numbers.
